Am I required to make my property available to Section 8?
Not at the moment. However, a currently proposed Illinois bill would make source of income including Section 8 a protected class. When this law passes, we will be required to accept Section 8. -
Are you licensed?
Yes, we are licensed and registered with Illinois Department of Professional and Financial Regulation. -
Can you put the money directly into my account?
We prefer to use direct deposit. So, yes we can. -
Do I get to see the lease or sign it?
You do not need to sign the lease. You are welcome to have a copy of the lease. -
Do you sell real estate too?
Yes, we do. We are licensed to assist you buy, sell, and manage property anywhere in Illinois. -
How and when do I get my checks?
We distribute funds through direct deposit to owners on the 10th, the 20th, and the last day of each month. -
How is rent collection handled?
We handle all of the rent collection. Renters can pay online, through the mobile app, at our office, or at several third part locations such as Walmart and CVS. -
How long of a lease do you sign?
Typically we sign 12 month leases. In some cases we do sign shorter or longer leases. -
How much security deposit do you charge the tenant?
Generally we charge 1 month of rent. Under certain circumstances, we may charge 2 months of rent. -
How soon can you start managing my property?
As soon as the management agreement is signed and all the materials such as current leases, keys, etc are supplied. -
What type of properties do you manage?
We manage single family homes and small apartments up to 24 units, short term rentals, vacation homes, and small commercial properties. -
What type of reports do I get and how often?
We send out monthly owner statements with the property financials. Other reports can be sent monthly as well, or owners can log into the portal and run reports at their convenience. -
Who holds the tenant security deposit?
We hold the security deposit in a trust account so owners don’t have to worry about compliance.
